Welcome to the Investor Loan Source Referral Partner page!  We developed this program in an effort to create a win-win-win scenario.  First, we get leads for people that we can help by funding their real estate projects. Second, those investors have access to our wide variety of real estate loan programs, and Third:  YOU GET PAID for connecting us. We are excited for the opportunity to make money together!

What makes Investor Loan Source different from other lenders?  There are several things that set us apart and give you an edge when you promote our loan products:

  1. We are completely privately funded. We don’t use any bank or Wall Street money, so we don’t have to follow their rules. We are always adding new products based on investor needs.
  2. The borrower can have a credit score as low as 600. (In Texas, we can even loan below that).
  3. No minimum loan amounts.
  4. For a fix and flip loan, we will loan up to 90% of the purchase price and 100% of the rehab, provided the total is below 70% of the ARV. (In Texas, we will loan 100% of the purchase price).
  5. For the new purchase of a rental property, we will loan 100% of the purchase price, up to 70% LTV, as long as the minimum DSCR is met.
  6. We have some unique loan products, including:
    • One time close, fix to rent
    • A portfolio loan for 2-5 properties (these must be in the same county)
    • A refinance loan for short term rentals, where we calculate the DSCR based on P&L statements, rather than market rents.
    • A long-term loan that is wrapable – it has no Due on Sale Clause, so it is perfect for selling a property with owner-financing.
